A Home Inspection for Your RV

Why do I need an independent, certified RV Inspection?

When searching for your “perfect” RV, you are bound to spend countless hours, days, and weeks browsing websites, checking classified ads, going to dealerships, talking to potential sellers, researching manufacturers, styles, and layouts until it all starts to spin together. Once you finally find “the one” it can feel like such a relief! You can sometimes feel so overwhelmed that you let your emotions run away with you and jump on the first one you come across that suits your needs only to find out later that there were hidden issues either the seller didn’t disclose or may not even have realized were there themselves. You wouldn’t buy a home with out an inspection and most of us wouldn’t buy a used car without a thorough check, why should your RV purchase be any different? Not only are you purchasing a home, you are purchasing a home on wheels, which comes with an entirely separate set of issues as these homes are essentially subjected to earthquake like conditions each and every time they are moved down the road. This factor alone can literally cause an RV to be in a different condition from one day to the next. Even with new RVs, they typically go through a pre-delivery inspection (PDI), but even then things may get overlooked or the unit may be sitting on the lot at the dealership for a very long period of time (often getting moved numerous times during its stay) which causes it to require a second look. We often find issues on brand new rigs that have come straight from the factory that the initial PDI missed, unfortunately for the consumer this is not uncommon.

An RV Inspection performed by a third-party, completely unbiased, certified inspector can give you a much better picture of the overall condition of your new potential home on the road. Sometimes the issues uncovered are minor and easily fixed by the seller/dealership or it may even be something you are able to repair yourself. Other times there may be hidden problems that are so large or expensive to repair that it causes you to walk away from that unit and continue your search, saving you thousands of dollars. Our goal is to give our clients a comprehensive report filled with observations, not opinions, that will provide you with a valuable tool for negotiations and assist you with making an educted, informed buying decision.

Would you buy this RV?

That is probably the most asked question out there, unfortunately, there is no honest way for us to answer that specific question for you. What we will do though, is perform an extremely through visual inspection of the motorhome or towable unit over the course of multiple hours, looking at nearly 500 points of inspection, often taking hundreds of photos and also some videos (when necessary or requested) that will show the overall condition of the components. As well as document any known or potential life safety issues or damage that is observed. However, each person/family has different needs and requirements when it comes their purchasing decision, mine may not be at all like yours, so answering that question for you would simply be unfair. The extremely detailed report you will receive is typically more than 50 pages and will include 50+ photos (others are kept for documentation or to assist with answering post-inspection questions), documentation of any life safety, major, minor, or potential issues we observe, and much, much more. A sample report is available for you to view upon request after your phone consultation. With this report and the time we spend afterwards answering your questions, we hope you will be better equipped to make that important decision yourself.

**Important** In order to do a complete and thorough inspection of all systems, the unit in question must be connected to or have access to “full hook-ups”, which consists of the proper size electrical outlet (30 amp or 50 amp) as well as water and sewer connections. Without access to these basic necessities we will not be able to perform this service to the best of our abilities. It is also preferable if the seller will allow total access to the roof so all seals and seams can be closely inspected and potential soft spots can be identified. If the RV does not have access to full-hookups at its current location we recommend having the seller take it to a local RV campground with full hook-ups for the day in order for to receive a complete and thorough inspection report.

An RV Inspection is not a warranty or guarantee of any type, nor does it imply one. Inspections are primarily visual with use of limited diagnostic equipment and are valid based on the inspector’s observations at the time of the inspection only. We will not disassemble any mechanical components or interior pieces of the RV, we will remove the breaker panel(s) cover to check for signs of overheating/loose wires, remove one of the stove burners (if accessible) in order to test conduct a propane leak test, and also remove the propane, CO2, and smoke detectors to check expiration and manufacturing dates, no other components will be disassembled. The results of your inspections are not shared with the seller or any other party unless specifically requested by the client, the exception to this rule is if a Life Safety issue is uncovered, life safety issues must be shared with the seller. Home on the Road RV Services, LLC is not liable for any hidden, undetected, or latent conditions that may be present.
